2025 HCD Conference + Expo Tour Preview: Quivira Campus, Olathe, Kansas

A new 70,000-square-foot MOB on the Quivira Campus expands outpatient services and features a calming, modern aesthetic with natural light to create a welcoming patient environment. The project is one of the facility tours available to HCD Conference attendees.

Quivira Campus, Olathe, Kansas

Olathe Health (Olathe, Kan.), part of The University of Kansas Health System (Kansas City, Kan.), a nonprofit, academic medical center, desired to expand outpatient service lines and consolidate multiple services into a central location.

In response, partnering with the health system and the medical center, Pulse Design Group (Kansas City, Mo.) developed a 70,000-square-foot ground-up medical office building (MOB) east of the Olathe campus.

The design for the Quivira Campus centered around tranquility and comfort, with a modern aesthetic that emphasizes connection to natural light and a welcoming environment. At the front of the building, an expansive curtainwall system brings daylight deep into the 2-story atrium, reinforcing a sense of openness and calm. This light is further enhanced by soft interior lighting and an acrylic hanging art installation that reflects and diffuses the natural illumination. Colorful artwork punctuates the lobby, offering moments of visual stimulation and balance against the neutral finishes.

These design elements are strategically located in the building’s public-facing spaces, ensuring patients and visitors encounter a bright, uplifting environment as soon as they enter. The emphasis on natural light, art, and comfort reflects the health system’s commitment to providing not only advanced medical services but also a healing atmosphere.

Healthcare Design NL

The first floor of the MOB features primary care, physical therapy, imaging, urology, and a laboratory totaling 40,000 square feet. All departments within the facility are located off the central lobby to minimize patient waiting and reduce the number of steps required to receive care. Dual-entrance exam rooms enable a variety of collaboration areas and approaches for staff. The building was designed with a consistent modular layout for future flexibility and separate onstage and offstage areas for patients and staff to enhance the user experience.

The second floor houses a state-of-the-art ambulatory surgery center with 10 fully equipped operating rooms and 35 universal pre/post rooms.

HCD Conference community tour

As part of the 2025 HCD Conference + Expo (Oct. 25-28, 2025), in Kansas City, Mo Quivira Campus will be one of the preconference community tours offered to attendees on Saturday, Oct. 25. Space is limited and preregistration is required at hcdexpo.com.
