Northwestern Medicine (Chicago) is set to begin site preparation for a new 24-story hospital tower at its Northwestern Medicine Intermediate Care Streeterville campus in Chicago, according to Urbanize Chicago.
A demolition permit has been issued to excavate the existing basement of the former Lakeside Veterans Affairs Hospital tower, which was torn down in 2009. The demolition, led by Lindhal Brothers (Bensenville, Ill.), will make way for the new hospital, which is expected to span 1.2 million square feet.
Northwestern Medicine has submitted a rezoning application for the site and plans to file a certificate of need with the State of Illinois this fall. If approved, construction is expected to begin in spring 2027 and be completed in 2031.
The project includes six floors of inpatient beds, outpatient oncology clinics and infusion space, rooftop gardens on the 12th and fourth floors, and a 4-story basement with three levels of underground parking plus a loading dock.
Perkins & Will (Chicago) is the architect on the project, with Power Construction (Chicago) and UJAMAA Construction (Chicago) serving as general contractors.
